You will be involved in the overall upkeep of plant and facilities equipment to ensure smooth daily operations. You’ll regularly inspect equipment rooms and other facilities, note problems using predefined checklists, walk duty technicians through weekend work plans, and provide technical recommendations as needed. You will identify equipment problems and propose effective solutions, contact vendors to perform maintenance work, and expedite equipment moves, adds and changes (MAC) implementation. You must follow local governmental rules and regulations. Responsibilities include routine inspections and daily checks of building equipment, FM assets, office environments, and systems; responding to and resolving facility-related issues, tickets, and service requests; conducting repairs, troubleshooting, and diagnostics; ensuring compliance with health, safety, and environmental regulations; assisting with installation, testing, commissioning, and decommissioning of equipment and systems; maintaining accurate maintenance, repair, and service contract records; coordinating with clients, BMO, team members, vendors, and contractors; using tools, equipment, and protective gear safely; performing preventive maintenance; entering data and assisting with analysis; managing asset records; investigating on-site issues and reporting findings; preparing required documentation; supporting the Lead Facilities Manager with budget monitoring and operational reporting; and providing facility and operational support for internal and client events. The role is based within Tokyo’s 23 wards, generally working from the office, with working hours based on the client’s timetable.
- Strong interpersonal skills and the ability to communicate effectively with various stakeholders. - General knowledge of the built environment, including HVAC, electrical, plumbing, carpentry, and general handyman tasks. - Strong problem-solving skills, including the ability to resolve complex issues in ambiguous situations. - Self-motivated and able to work independently with minimal supervision. - Basic knowledge of building codes and regulations applicable to office environments. - Understanding of health and safety standards specific to office environments. - Strong organizational and time management skills, with the ability to prioritize and complete tasks efficiently. - Ability to safely and effectively use hand tools, power tools, and testing instruments. - Basic computer skills, including proficiency in office productivity software.
- Technical certification or equivalent knowledge in a related field. - Proficiency in written and spoken English. - Previous experience in a similar coordination role. - Technical proficiency in troubleshooting office building systems and equipment. - Experience in facilities and maintenance, or the ability to identify effective solutions to electrical or mechanical problems without formal repair certification. - Proficiency in English or Chinese is preferred.
