This is a position where you will find land and properties for the Rakuten Group's accommodation series "Rakuten STAY," and handle everything from business evaluation to purchase. The role involves gathering information and investigating development sites, including leased land, and hotels for sale that will become future Rakuten STAY properties. The workflow includes collecting property information from across the country, selecting candidate sites, verifying business feasibility, conducting administrative and risk investigations, negotiating sales terms and conditions with sellers and brokers, and handling the sales contract and closing. You will select and investigate candidate properties, identify risks, negotiate with real estate brokers and sellers, and handle matters through contract and closing. You will also select investigation areas using market-analysis data and consider business feasibility and hotel plans in light of each area's characteristics and trends. Proactive problem discovery and the formulation and execution of action plans are required. The general workflow includes cultivating real estate brokers in your assigned area and collecting property information; conducting detailed investigations and confirming risks and challenges; presenting projects to upper management and the executive team; collaborating with the planning team on business feasibility analysis and negotiating with sellers; and completing land sales or leasehold contracts and closing. Most government authorities, sellers, and real estate brokers are Japanese, so English is rarely used, although overseas projects may be handled in the future. The Planning and Development Office has five members, all of whom joined mid-career, with backgrounds including developers, architectural design firms, and real estate companies.
