You will support facility operations at our prestigious client site in Japan, working closely with the Site Manager to manage critical building systems and infrastructure. This role offers opportunities to develop your technical and leadership skills within JLL's career framework while delivering exceptional service to our clients. Working closely with, and reporting to, the site manager, the role involves managing day-to-day operations of all hard services including HVAC, electrical, plumbing, fire safety, and building automation systems; implementing preventive maintenance programs; overseeing contractor performance; and ensuring systems operate efficiently while meeting JLL and client standards. Ensure compliance with Japanese building codes and safety regulations, conduct safety inspections, maintain accurate documentation, implement risk management practices, and coordinate with local authorities. Supervise technical staff and contractors, provide guidance on best practices and safety protocols, develop training programs, and coordinate work schedules to improve team performance. Respond promptly to service requests, participate in client meetings, complete project works with contractors, and ensure service delivery meets KPIs and SLA targets. Provide 24/7 emergency support when required. Manage engineering budgets, track costs, process invoices, and assist with procurement. Identify cost-saving opportunities and implement energy management strategies to improve efficiency and sustainability.
- At least 5 years of working experience in Facility Management and 2 years of team management experience - Experience managing hard services in commercial or corporate environments - Possess good IT skills - Proficient in MS Applications such as Excel, Word and PowerPoint - Strong knowledge of HVAC, electrical, plumbing, and fire safety systems - Familiarity with BMS/BAS and CMMS - Understanding of energy management and sustainable building practices - Work well with key stakeholders and other departments/functions - Possess the requisite technical skills - Establish and maintain good relationships with colleagues - Communicate effectively orally and in writing - Positive influence to others - Listen actively - Team player, motivate and engage with colleagues
- Vocational school, collage, or university education in Engineering, Facilities Management, or related field - Professional certifications (CFM, BOC, or equivalent Japanese qualifications) - Experience with international clients or multinational environments - Knowledge of ISO standards for facilities management - Business-level proficiency in both English and Japanese
